Frequently asked questions

Below are answers for property owners who are thinking of letting their home with us, grouped roughly by subject (general questions first, then our services, then contact and cooperation), and if your own question is not here, write to us.

General questions

Why should I choose short-term rental for my property?

Short-term letting can bring a higher income than a traditional long-term lease, and you keep control of when the home is let and when you use it yourself. It does, nevertheless, mean more work (welcoming guests, cleaning between stays and everything in between), and that is the part we can take on for you.

About our services

How can Code Athena help me with the short-term rental of my property?

We can take on every stage of the work, starting with preparing the home and ending with managing the bookings, and in practice that covers the following:

  • Preparing the property for short-term letting: renovation, furnishing, photography and whatever else it needs
  • Creating listings on selected platforms and on our website
  • Managing and fine-tuning how your listings are promoted
  • Communicating with guests and prospective guests, before and after the booking
  • Supervising the work needed before, during and after every stay
  • Arranging any repairs that may be needed
  • Plain-language guidance on the registrations and declarations that apply to your property
  • Pointers on what to raise with your own accountant and lawyer

What requirements must my property meet for Code Athena to take it on?

The property should be furnished and have a kitchen with a fridge and kitchenware (pots, pans, cutlery, glasses), as well as hot water, heating, a TV and internet. We also need photographs of every space, professional ones if possible, and if something is missing (a piece of furniture, for instance, or the photographs themselves) we can help you bring the property up to standard.

Homes let short-term in Greece must also meet certain legal safety and insurance requirements, which are mentioned in the answer on the legal framework above.

I want to let my property, but it needs renovating first. What can Code Athena do?

We work with an experienced construction company, so the renovation can be arranged through us, whether the property needs small repairs or a full rebuild. Tell us what it needs, in as much or as little detail as you have, and we will discuss the options with you.

In which areas do you work?

Online promotion has no geographic limit, so we can promote a property wherever it is. For management we work in Attica, the Cyclades (mainly Mykonos) and Fthiotida, although we can take it on elsewhere in Greece as well.

What if my property is already listed on several platforms?

We can take over your existing listings (on the platforms where they already are) and fine-tune them, and if there are already bookings, we can take care of those too.

What if I want to work with Code Athena on more than one property?

We can take on the promotion, the management or both for each property (the choice can differ between properties), with the same level of service for each. Write to us and we will discuss the terms.

How long does Code Athena need to start renting out my property?

Once we have agreed, we need about 9 to 10 days to create the listings and plan how the property will be promoted.

How is the rental price set?

We set the price with the help of data analysis, aiming for a good return for you as well as stays of good quality, and we are also happy to consider any suggestions of your own.

How do guests and the cleaning team get into the property?

There are two options, the first being four sets of keys (one for Code Athena to look after the property, one for the cleaning team and two for guests, one of them a spare). The second is a code lock at the entrance, which we can arrange through our partners by agreement.

What is the damage inspection and repair process?

Before and after every stay we inspect the property and, if anything has changed, we tell you with photographs. Most guests leave a home in good condition, though if there is damage, we can help you claim compensation (from the guest directly or through the platform) and arrange the repair as well.

Contact and cooperation

How can I contact Code Athena?

The way to reach us is by email, at info@codeathena.com. Tell us whether you are asking about a stay or about your own property, and we will reply by email.

Can I stay in my property myself?

Yes, of course: email us the dates you want and we will block them in our calendar (so that guests cannot book them), unless a booking already exists for those days, in which case we will have let you know in good time.

What happens if I want to end our cooperation?

We ask for written notice at least 70 days in advance, and any bookings that have already been made will still go ahead after the cooperation ends, with the fee and the obligations that applied to them.
