What a budget buys in Athens
Using Greca House's dated research on the asking prices of its own listings (a snapshot of 1 October 2026) and the homes it had for sale on 15 October, we look at what roughly €250k, €400k and €800k buys in five parts of Athens.
Where the figures come from
Greca House, a real-estate agency in Athens since 2008, publishes its own research on asking prices. The figures in this article come from its snapshot of 1 October 2026, which took every property for sale on grecahouse.com that day (663 of them) and sorted them by budget, type, size, age and region. They describe Greca House's stock rather than the whole market, and an asking price is not always what a buyer finally pays.
The method is set out plainly on its method page: medians rather than averages, so that one unusual listing does not move a figure, a group published only with six or more listings (indicative with four or five), and the sample size printed next to every figure. Each snapshot keeps its date and stays unchanged once it is out, and anyone may reuse the tables and CSV files under a Creative Commons licence (CC BY 4.0), crediting Greca House and linking to the report. The research hub brings the reports together with a market explorer and a budget tool. For the examples below we searched the homes Greca House had for sale on 15 October 2026, and the listings may well have changed since.
Around €250k
Greca House's report on what a budget buys reads €250k as a window between €200k and €300k, limits included. On 1 October it held 95 listings across Greece, 71 of them apartments and 68 of those in the Athens area, and the median apartment was 75 m² (the middle half lay between 52 and 95 m²) with two rooms, which in a Greek listing usually means bedrooms and living rooms counted together. The median home in the window was built in 1981, and by region Athens Center had 43 of the listings and Athens North 19.
How far €250k goes, nevertheless, depends a good deal on the neighbourhood. In the Athens neighbourhood report of the same snapshot, the median asking price of apartments was 7391 euros per m² in Kolonaki and Lycabettus (21 apartments), 3565 in Pangrati (12), 3416 in Kifisia (7) and 3163 in Marousi (31), against 3667 across all 197 apartments of the Athens-area sample. Kifisia's figure rests on only seven apartments and may move more than the others between snapshots.
The listings of 15 October bear this out: in Kolonaki a 60 m² one-bedroom flat asked €260k, whereas in Pangrati an 85 m² two-bedroom flat in a 1975 building asked €240k. In Marousi a renovated, furnished two-bedroom flat of 100 m² in Soros asked €275k, while Glyfada had nothing at this level (the least expensive of its ten listings asked €800k).
Around €400k
The €400k window (€340k to €460k) held 77 listings on 1 October. Of these, 34 were apartments, 32 of them in the Athens area, with a median of 113 m² (the middle half between 102 and 130 m²) and three rooms. The 29 houses (median 200 m²) were mostly in the Peloponnese (10) and on the islands (8). The median home was built in 1993, and Athens North, with 25 listings, had more at this budget than Athens Center (18), while Athens South had none.
In Marousi on 15 October, a 132 m² three-bedroom flat in the town centre, renovated in 2019 and some 250 metres from Maroussi station, asked €396k. In Pangrati, a top-floor flat of 65 m² with one bedroom and a 20 m² terrace near the Kallimarmaro stadium asked €395k, roughly the same sum for a much smaller home. Kolonaki, notwithstanding its 21 apartments in the report, had no listing between €340k and €460k that day (a 70 m² flat at €315k and a 58 m² flat at €470k sat either side of the window). Neither did Kifisia, although that may well change as listings come and go.
Around €800k
At €800k (a window of €680k to €920k) the mix turns over. Of the 63 listings on 1 October, 33 were houses, with a median of 260 m² and 14 of them in Athens North, against 12 apartments, all in the Athens area, with a median of 144 m² (the middle half between 114 and 165 m²), although twelve is a small group to take a median from. The median home here, what is more, was built in 2006, the youngest of the three.
Glyfada had too few Greca House apartments in the snapshot for a neighbourhood figure of its own, so the research gives the region it belongs to, Athens South, where the median asking price of homes was 5351 euros per m² across 28 homes (the middle half between 5076 and 6972), the highest of any region in the snapshot.
On 15 October, in Glyfada, a 195 m² top-floor apartment with three bedrooms, three bathrooms and 80 m² of balconies asked €800k, while in Kolonaki a renovated three-bedroom flat of 115 m² asked €850k. In Kifisia, a detached house of 301 m² on three levels, on a 350 m² plot in Kato Kifisia, asked €770k. On the listings of that day, roughly the same money stood for 115 m² in Kolonaki, 195 m² in Glyfada and a whole house of 301 m² in Kifisia.
How Greca House works with a budget
A budget in Athens thus seems to be as much a choice of neighbourhood as a sum of money, and that is where an agency that measures its own stock is of use. Greca House lists homes, commercial buildings, hotels and land across Greece and publishes its listings in six languages (English, Greek, Russian, Hebrew, Chinese and Arabic). Every listing has photographs, with a video or a 360° tour where one exists, and for selected properties Greca House builds an interactive 3D model that can be explored floor by floor.
A purchase with Greca House starts from a brief (area, budget, type of property, what it is for and when), which it matches against its listings, saying plainly when the right property is not on its books. Viewings follow in person, or first through the photographs and tours. Before the contract is signed in front of a notary, an independent lawyer checks the title and any encumbrances, and an engineer the building's legal status, while Greca House coordinates the appointments and the paperwork.
Asking prices leave out the transfer tax, the municipal surcharge, the Cadastre registration and the notary's fee, all of which Greca House's buying-cost calculator works out for a resale home at a given price. If one of these budgets is yours, send Greca House a buyer brief with the areas you have in mind.
